Know the area
One community, two counties, a lot of deed restrictions
Poinciana is a large planned community laid out in villages and governed by the Association of Poinciana Villages, which describes itself as the largest HOA in Florida. Villages 3, 4, 6, 7 and 8 are in Polk County, and Villages 1, 2, 5 and 9 are in Osceola. Solivita, the gated 55+ community, sits on the Polk side but is no longer under the APV.
The Poinciana Parkway toll road links the area toward I-4, and the SunRail station is on the Osceola side near US-17/92. Polk-side neighborhoods include areas around Lake Marion Golf Resort, Tuscany Preserve and Timberlake.
Before you build
Plan your Poinciana paver project in this order
- Confirm your village and whether a sub-association applies on top of the APV
- Get our free on-site estimate with the paver product, color and pattern spelled out
- Submit your approval request with those details. The homeowner handles this step, along with any permits
- Approve the estimate and pay the 25 to 50 percent deposit. The balance is due on completion
Most projects can begin a few days after you sign. Special-order pavers can take six to eight weeks to arrive.

FAQ
Poinciana questions
Which part of Poinciana do you serve?
The Polk County side. Under the Association of Poinciana Villages, Villages 3, 4, 6, 7 and 8 are in Polk County, while Villages 1, 2, 5 and 9 are in Osceola. If you're not sure which you're in, your tax bill will say.
Do I need APV approval for pavers?
Exterior changes in the Poinciana villages generally need sign-off from the APV's design control board, and some neighborhoods have a sub-association too. Getting that approval is the homeowner's job. We provide the product, color and pattern details to attach.
Do you work in Solivita?
Solivita is a gated 55+ community with its own rules and is no longer part of the APV. Ask us about your address. Your community's approval requirements still apply.
How long is the drive for you?
About 33 miles from our Lakeland base, close to an hour. Estimates are still free.
